What Is a Toxic Asset?
The question was, what exactly makes a toxic asset? You want to say a crack at that first, Lonnie. There will always be offices that people want and the toxic segment of those asset classes are always going to be an issue. The one thing I would caution about flirting with toxic categorization is there's multiple grades within the office market. If you look at overall asset class hotels, we've seen a strong resurgence for them in recent years.
