Cap Rates - What Are They?
There's a three prong approach when we're looking at that one, as we look at net rentable square feet, then we look at dollar per dor. And then we also look at the cap and we note market cap when we're going into any given area. A good average cap across the market would be a seven cap. You can get much more aggressive, as i said, in certain hotter markets. If you don't have climate control, there's going to be people that still want that, but you could be priced out.
