Property is aniliquid, long term acid class by definition. So it's very well suited to a listed close ended fund in my opinion. Indeed, they also, course, have gearing as well. But presumably most of their debt is now on a fixed rate, is it? Or en either going obe able to lock in some low interest rates if we do see go into a rising interest rate environment? Ye, that's a good point. I mean, ivil say, the've been some quite well known instances in the open ended space where they'e had to gate commercial property funds,. And you know, there's been any number of those over the last ten, 12 years
