With no inheritance tax or death duties, people just basically land bank for the long term. And if there aren't incentives in place for people to downsize, then often they don't. I think a lot of these things are going to come on the table over the years,. Just like Superannuation became a big point recently where they're targeting bigger superbalances. So, Chris, how do you think this housing supply crisis gets solved? We've already got a rental crisis and it's not a great picture at the moment with lots of demand increases. If we're going to catch up to the building numbers that we need as a society, we need to put them somewhere right now
