I'm a big fan of what's developed over the last 10 to 15 years and that's the ability to buy real estate remotely be able to buy it in other markets. I just learned tonight from you about that loophole for Airbnb. It's only going to be there till 2025 am I correct end of 2025. The right market with the right operator if there's that word is truly this is a great strategy that will work with some investors as some part of their portfolio.
