Is It Marginal Real Estate or Is It Marginal Because of Capital Market Abnormalities?
A lot of deals out there are being analyzed by people that generally use relatively high leverage. And they say, well, it's marginal. My comment to them is, is it marginal real estate or is it marginal because of capital market abnormality? If you could borrow at a normal spread, does the deal on a good piece of real estate make sense? If so, do it. Go get equity and use more equity to bridge yourself to the other side. The reason it turns out to be a good time is some people get scared.
