There's definitely been some evidence of a shift in the property market just over the past week or two. It's got rents arising as we mentioned. Auction clearance rates starting to bounce back. I think what people are looking forward to next year is that we're about to see a huge surge in immigration probably to record highs because shortages are always followed by glut. That's what's coming in terms of population growth. Even fixed rate mortgages, I mean, they had some alarming spikes initially, but they've come back now to under 5%, probably some more cuts to come.
