How to Get a Tenant Out of a Lease
We like well capitalized investors. Who doesn't? We want them to have the money to put it back in. If we are asking for improvements on a turnover between tenants and say it's renting for X and it could rent for Y, but you have to invest Z, we want to tell them how long it's going to take to get paid back Z. That is very, very clever. On one hand, there's a bit of a risk for that tenant becoming a short term tenant. But on the other hand, if they're non-performing tenant, you can get them out quickly. And our rail market is strong enough where we're not worried about downtime too much.
