The more you educate people, the better they are going to make decisions. And then that becomes this crazy advantage for an investor. The fly wheel gets going where the community is bringing us deals now and then we're re syndicating them out to the community. I personally am very boolish on austin for lots of reasons. But i think there's a lot to like about phoenix as well....
