A lot of times when investment works out, that's the opposite way that most people think, right? If it works out like that, you're like, dude, let's do that again. That's like you hit really won't because chocolate factory and now you get a lifetime pass to go back in. Well, the timing on it was a little auspicious also in that we sold literally we closed in the middle of March last year. And so rates were already starting to have some thought anyway of them going up.
