No one comes to LA to buy an investment home unless you're like a multi millionaire. So the margins just are not there. They're like cash on cash return. I mean this is more like I'm from LA but I now live in like in Nashville and I have not want to sell the LA because imagine you set like what these people paid for 10 years ago. Okay. Are you mostly doing at like single family homes, apartments? What what are the listings like in LA? Single family homes and condos. And we're more like higher tier as well. Like really good like really nice single family homes.
