To have a deal financed, you need to be about a hundred and 75 basis points above spot caps. Now spots have dropped, pretty much sub for everywhere. So what what developers and capital partners have to side as ok, am i going to call a spot three and a half and expand my exit caps 50 or 75 basis points? Or do i think the sub four may be a short term thing?"
