I think it's great to start in smaller deals because yeah, right, the upside might be lower, but the downside risk is lower. People should focus more on protecting the downside risk than they are dreaming about the upside fantasy. So many developers go bust when all their money's into their biggest development and then the market turns by 30% and they're illiquid and they have to sell.
