In times of easy money, a lot of stupid things work. A lot of unprofitable companies make massive increases in stock price. Some of those bad ideas actually turn out to be good ideas. Rates should normalize at a higher level and mean costs of capital will go up. That just means lick, it's probably going to be tougher sledding. I like to say that the hardesta o invest us always to day. It doesn't matter when today is, it just always feels like it's hard.
