It's more difficult to get a mortgage for land when we're not also building a house on the land. We spent five thousand dollars on architectural engineering permitting fees, just so that we could then have plans and and borrow more money on top of that. In literally the we went through three, four lenders in that six months. They pay you dividends, cause it's like a co operatively owned thing. And so we get like a cash dividend every year. The sort of offsets that higher interest rate, which it's its job, brings it down to a round 5 % or so. That's awesome.
