The Multi-Decade Definition of Interest Rates and Bottoming

There's $3.8 trillion worth of farmland in the US, same economic value as all of the office buildings in the U.S. But 40% of farmland is leased; there's very little debt on the farmland sector. Over decades since 1970, farmland returns have beaten inflation by 6.2% per year. So that really has driven these great returns plus productivity increases over time. And that's really the core of our strategy, which is to increase the value of the crops grown on that land.
