Mixed neighborhoods are good for mobility, but more and more people don't want to live in mixed neighborhoods. When everyone does that, both their rent is too high, and the neighborhoods that used to be mixed can get worse. One of our most mixed states right now by income is West Virginia. But that's not because of some great moral virtue they have that no one else does. It has not developed as much as a lot of other places.
