The Bubble or the Housing Market?

I think there is something like irrational exuberance and housing markets can get over the top. Most of the movements up and down that I've seen in Amsterdam are pretty well explainable. So it's very difficult to say when you're in a bubble or not. But also very difficult to says that bubbles do or don't exist.
