Sumner, how you doing? Good. Happy to be here. It's fun to be back. Quarter one on the land business has been has been pretty good. We still have some concerns on what's on the horizon but did a little over a million dollars in acquisitions this quarter. The hit our acquisition goal did got our first subdivision that we're closing on next week. Our coaching program has gone quite frankly parabolic. I succeeded my expectations really since we last spoke. That seemed January was really an odd tipping point.
