What Is a Cap Rate?

I think there's no reason to believe in rent growth, at least for the foreseeable future. We're not seeing office rents here in Denver come down from where we released our property a few years ago. The interest rate thing could be dramatic and now you have potentially changing work demographics as well. And I am very skeptical of either of those points so far.
