Angela, you've got basically a 15 year amartized loan. One of your greatest sources of investment capital is the untapped equity in the property. I just think that leaving equity sitting in a property untapped is really an idle, lazy balance sheet. So borrow money out at two point five, invest it for eight, seven, call it three, turn around and do it again. But remember, it's going to be open to people who are playing the game at high level.
