A conservation easement is a binding, legally binding document that encumbers a property in perpetuity. When you place a conservation easement on your property, you take some of those sticks and you give them to a conservation organization to hold for you. Those sticks may be things like the right to develop, or the right to subdivide your property,. Or the right to manage it in a certain way, the right to mine.
