What Is a REIT?

A Real Estate Investment Trust is a special organization that the US tax code has allowed to be set up. The REIT does not pay taxes as long as it distributes 90% or more of its earnings back to shareholders. So instead of being double taxed with a REIT, you're only getting taxed once and that's once you get the dividend. But that dividend is actually even further tax advantage and there's special tax treatment of those dividends.
