A lot of people when they think of these large national retailers like Arby's and Starbucks, they we think about really low cap rates. Some of these retailers can trade in the four to six and a half cap rate range. And so are you buying fully stabilized properties? Are you doing value add? What's your business strategy? Yeah. So it's kind of a mix. We've got those national retailers, but then we've also have some multi-tenant centers that have a mix of four to six tenants or local businesses. But within that triple net lease space, we kind of diversify that asset class a little bit between retail and some industrial and then the medical in there
