I expect this bottom tier to the extent it still sticks around to be dominating in the vacancy, maybe 40% plus vacant. I do think they start to increase in frequency and intensity over the course of this year and into 2024. Once the debt markets start to begin to function properly again, you can see some markets exhibit what we call true market clearing trades. That resets the values across the sector and that gives the ability for the sector to start to rebuild. We'll make sure to have you back on to see if we're at that buying point.
