The Importance of Setting Expectations Upfront

There are the most gorgeous homes all over LA. Every area there's always a need. I'd rather take a shittier property with a more willing owner who wants to invest and bring it up to scale than like a micromanaging or somebody who's just completely hands off. What are red flags for now that you'll see in an owner that will tell you you don't want to work with them? Is it more of a gut feeling or do you have like certain things like, Like send me 15 tax messages before 7am. It's better for everybody to be on the same page.
