i wish i could get in at ten or 15 grand and have something cash flowing 500 bucks a month, and all of a sudden you're looking at 50 % annual cash on cash returns. Unfortunately, the lot rent is crazy, and you can't really do that much about the lot rent in places like california. A lot of times these sellers, when they aren't in that situation, their motive mae to sell. They do want to sell, but they want to sell to the right person. So it's not always about how much can you offer me? O, so it's about building trust and im on both ends and creating windwin situations for everyone.
