We focus on what we call the cadre mvp the most valuable markets around the country and it's around 15 or so markets that we update on a monthly basis. These are markets in locations where there's unique growth and unique affordability. We're staying away from large office buildings especially in the big cities because you know the demands going to work for those kinds of office buildings is going to look fundamentally different. And then believe it or not hospitality but drive to and drive through hospitality so we don't focus on the business oriented hotels as that seen a significant slowdown with pandemic.
