How to Create Value in a Sub-Institutional Building

We're going to put in place professional management, no matter what the existing management is. If you're buying a poorly managed building, like many of the ones that we buy, you get that uplift from just literally communicating with your tenants or collecting rent on time. We've done that in probably quarter of the deals we bought where we've been able to add rentable square footage. And that's huge. Those are the primary things that we do is improve the building, improve the management, try and find rentable squarefoot where it is.
