I mean, that seems granted, you know, I only know Indianapolis vaguely well, but that seems like a pretty, pretty killer deal. So we fortunately and kind of unfortunately we have it on a 3.5% interest rate. My two other partners are like, well, no way we're going to refinance rates that where they're at now. We've stabilized the asset didn't take long to stabilize. Most people actually, we just put them on like an 18 month, like six month increment rent raise. And most of them ended up staying and those that moved out, we did the light renovations on those and got into new tenants.
