Ash Patel: I would not expect rates to come down in a year or even 3 underwrite conservatively. The loans that us commercial people do are actually at a better rate than your typical residential or multifamily loan. There's still some great retailers out there, Ross has added hundreds of stores and they're going to continue to add more.
