Getting to know quick is probably it's I mean, I find it difficult sometimes as kind of an optimist. But once there is no an LOI, you know, hold them accountable because in the LOI, it says what you can what you expect from them. And so that's where all of a sudden they have to make an effort. You will do something that the seller will take personal. Because he or she could have done it themselves. That's typically where it kind of breaks. Okay.
