The Cost of Self-Storage in Phoenix

So I do build to rent subdivision syndications and it's very different to do that in Phoenix than it is where we invest in the southeast because land is cheaper. We're finding delays are far more costly right you know picking that vendor that is the cheapest. If it takes me 18 months to entitle the thing when I'm raising private equity and either paying out a prep on that or thank you tying up my own cash that's lost opportunity cost.
