Provencher has a triple net lease, where the tenant will pay for all the outgoings. So they pay for rates, insurance, repairs and maintenance, and management. That kind of just simplifies the heck out of everything. Just kind of turns the whole proposition into cash flow right away. And so that we're brand and touch on before about having the residential and losing 2% margin because you're paying those expenses. Commercial, you're not. So you're instantly getting that margin on top. So you'll return in hand of say 6% as net and set of gross. If you were a residential investor wanting to get the same return, you'd need an 8%
