Most people who have been investing in commercial property, if they've been taken on 70%, are probably still cashflow positive. The first lesson is always check the rent square meter rate. You could see your one was under rented and that de-risk that stops that situation happening. It's harder than you think because if you buy a child care, how do you work out the comparable rents? I could start to get a little bit more clouded depending on the asset class and depending on the fit out. KFC is paying the fair rent. Coles and Woolworths all have set rates off turnover amounts as well. Just don't want to be that guy that loses a million dollars
