You sit in Austin, but you're growing up story with San Diego just for listeners. Start of the company in California, migrated out here to Texas, but still have roots and presence out in California. And one thing you said in passing was it's a good size. But I'd rather be kind of at this size and all 35,000 units in this particular market. You know, we're on the bottom end of the accordion in some ways by design, other ways driven by capital.
