Austin's a bit of an anomaly. It is actually 24% above its high in 2009. But when you look at all the other markets, they've increased double digit into the triple digit year over year listing increase. So on the one hand, this is a good sign. We're seeing more inventory come online but at the same time, people who are selling these properties still need a place to go.
