The Rise of the Commercial Real Estate Market
Commercial real estate is the third largest market cap category in the investable university, a fixed income. We estimate that there's about four to $5 trillion of debt in the commercial and multifamily sectors. About a trillion of that is maturing in the next 12 to 18 months. So we're at a point now where rates have gone up almost 400 to 500 basis points in the course of a year, which is nearly unprecedented in modern times. That's had a direct impact on valuations.
