Rice 48 has vertically integrated in Phoenix. What we essentially wanted to do was take the footprint here and the blueprint that we've established established it in Dallas as well. We hired a regional vice president for the market. And instead of us being there locally to run the deals, we have people there to make sure that our business plan is being executed.
