In the previous expansion from like from 1996 to 2003, this monthly supply was very low for the builders. They kept on building because demand was booming. We had the weakest housing recovery ever recorded in history in the past cycle. Once monthly supply gets over six and a half months, it's over. Right? So the strange dynamic now is that, you know, we have 56,000 new homes available for sale. Like 300,000 of those whole 300,000 under construction. 105,000 homes are haven't been started yet.
