The market has shifted. It was very much a seller's market where multiple offers over asking no contingencies. What we're seeing now is more a return to normalcy, where it's kind of a buyer's market. Buyers have a little bit more leverage right now. The error that the people make once they have their number is they try to force the seller to accept that 312 is what they should sell for.
