The Market Is Under Allocated to Opportunistic Development

I think it's under allocated to ground up development and I'm not just talking my book here. $40 billion per year of new housing is going to need to get built just in LA City, not even LA County over the next eight or nine years based on demand. There's capital out there, but there's not nearly that much capital. The American economy is very resilient. Again, you continue to have demographic growth. You're going to, you are going to grow jobs over time and there's not enough housing.
