We use our own equity to finance usually the acquisition of a project and all of the pre-development work. We're not seeking investors until we're seeking construction and financing which means that we're approaching people with a very clear vision and value set about what we want. Good investors share a value set just most importantly which is do they care about design are they willing to invest in a different way for a project that has more of a connection to place or the city?
