Dillard's is a great example, this year has been, you know, the last few years Coles has been a pretty good retailer. If you're not the same management team with the long term focus and the skin and the game and your name on the building, then it's easy to maybe manage for the corner. And so the nice thing about Dillard's was they said, okay, we're going to capitalize conservatively,. It'll always be kind of two under three times leverage.
