I think that you've made this joke, right? But we called in planning commissions, but more often than not, they just end up becoming reacting commissions. You get those sort of wackos who might have extreme preferences that don't reflect the community to show up. And then we get results that don't reflects what the broader community wants. There's a huge amount of value in coming up with a plan and being able to defend decisions based on that plan.
