I don't understand necessarily reets or any of these kind of commercial real estate investing platforms if you don't get the tax depreciation like all of this stuff is really a tax Alpha. I just think people miss that the most because they just want mailbox money and income but it's much more importantly a tax alpha. And then to your question about replication or thoughts on that is the Simple heuristic I ever have when people ask me about real estate deals. I'm like why we never up the tenure So what that forces people to do is it makes them? You know people love real estate because of the leverage But then what that forces them to do thinks about it versus lever in the tenure,
