Property investing is a collection of games each with their own objectives and skills. There's no such thing as a one-size fits all property strategy or there isn't an ideal investment to suit everybody. Many beginning investors play the wrong game and they invest for cash flow. You just can't buy your next property and the next one out of cash flow from your ends. you need capital growth, you need asset appreciation to get the next deposit and you need the rising rents from a capital growth property from a rising value property to help pay for your mortgages.
