We find the deal. So these are all off market they're not on the MLS or anything like that so we're sending out all this outreach to people. And then we get kind of people that's just accumulating land in those particular areas it's a little bit of a phenomenon sometimes. But for the most part, most land investors land flippers have some sort of system in place where they're generating deals on an ongoing basis and ours is with direct mail.
