Affordability hit a near historic low in October of last year. In our latest December 2022 report, affordability was down 48% compared to one year ago. While prices are declining from peak levels today, it's nothing like what happened in the housing bust of the mid 2000s. Lots of equity, tighter lending conditions, this cycle, very little distress selling and low debt to income burdens.
