i think part of the reason that you and i have connected so well is because we occupy the same kind of rare school of thought when it comes to leverage in real estate investing. You should never use financing to justify a mediocre deal or depend on leverage to make a bad deal look good. But there are a lot of real estate investors who disagree with us. So i agree with you.
